Before entering real estate in 2018, Sharon Mittelman owed $270,000 on his personal residence. Today, he personally guarantees over $10 million in real estate debt, and his operating partners collectively guarantee more than $100 million in loans across multiple portfolios. Sharon is a full-time real estate investor and operator who has completed more than 200 full-cycle transactions across diverse asset classes. His growth has been built on disciplined underwriting, strategic lender relationships, and consistent execution. A former computer programmer (1996–2019), Sharon brings a systems-based, analytical approach to evaluating risk, structuring deals, and managing operations. He currently owns and manages more than 20 entities nationwide, overseeing a diversified portfolio spanning: Mobile home repositioning and value extraction, long-term single-family rental portfolios, multifamily acquisitions and repositioning, self-storage investments, and strategic investments held inside retirement accounts. A key inflection point in his growth came through partnering with non-recourse lenders, which allowed him to scale responsibly while protecting personal balance sheet risk. By leveraging these structures, Sharon was able to grow investments within his 401(k), compounding capital in a tax-advantaged environment.
